Once part of a Royal Hunting ground, Kings Down Tail is now home to a more tranquil form of leisure. Ian and Sue McKenzie-Edwards are your hosts for what we hope will be a relaxing stay.

Now you can start to relax and take it easy, safe in the knowledge that Ian, Susan and the rest of the Mckenzie-Edwards family will do their best to make sure your holiday runs smoothly. We are always on hand to give advice.

The Park The park is set in five acres of level ground and sheltered by mature trees. It is immediately adjacent to the A3052 three miles east of Sidmouth offering easy access.

Touring All of our camping and touring pitches are generous and level and with electric hook-ups and hard standings available, is there any need to go anywhere else?

Caravan Storage We have a secure storage area for touring caravans enabling you to visit more often without the worry of having to move your caravan.

A place to relax An ideal location for the holidaymaker who appreciates peace and serenity throughout the year, yet not far from the many attractions East Devon has to offer alongside the World Heritage Site from Exmouth to Studland.

For the children there is a part fenced play area and a games room with pool table, table tennis and amusement machines.

Our park has a Height Barrier at the entrance, this is part of our security and is closed each evening and opened in the morning, cars can still access the park unless you have a luggage pod or roof rack, please inform us if you do. The park's proximity to East Devon's stunning Heritage coastline is a major advantage. As well as its great scenic beauty this part of the coast is now England's only coastal World Heritage Site. It stretches from Exmouth in the west to Studland, in Dorset in the east. Rock formations from the Triassic, Jurassic and Cretaceous geological ages are encompassed in the site,

A Great Natural Wonder This outstanding geology was the reason for granting World Heritage Status, ranking alongside the worlds other great natural wonders. You will travel in time through 185 million years of the earth's history in 95 miles of coast.

From Exmouth to Lyme Regis and north to the A30 the geography of East Devon holds a wealth of interest for the discerning visitor. The coastal towns each have their own distinct identities - Bustling Exmouth, regency Sidmouth, fisherman's Beer, historic Lyme Regis. In the bygone days the coast was the haunt of smugglers - Jack Rattenbury of Beer was one such. Today the natural splendour of cliff scenery and deep cut valleys is preserved by the National Trust.

The visitor can enjoy it by taking circular walks described in the local guides. Here and there can still be seen some of the defensive works of World War II. Buildings on the caravan parks were part of RAF Branscombe, the local radar station. They now house some of our amenities. This station worked in conjunction with Dunkeswell Airfield, home fo the American 7th Fleet Air Wings. It was from here that Joe Kennedy Jnr. flew on his fateful mission on August 12th 1944.

Come Early - Stay Long - Leave Late East Devon is a patchwork of heath, clifftop, grassland, estuaries and glorious countryside with almost two thirds in areas of Outstanding Natural Beauty. The uncrowded beaches, quaint old villages with their thatched cottages and medieval churches and market towns hold their own fascinating attraction and invite the visitor.

It is the land of freedom and plenty and wherever you go you will find the perfect place to mark time and marvel at the contrasting countryside. It makes the perfect location for short breaks or longer holidays at any time of year.

Ian and I have been at Kings Down Tail for a number of years. Over the last eight to ten years the demand to store vans has been steadily increasing and so this is the reason for us to try and fulfil our customer's needs.

Our Site is a secure one with an award from Devon and Cornwall Police for the East Devon Secure Caravan Park Scheme.

Storage is in two areas, one just by the house and the other adjacent to the park, some of this has been hard surfaced and the rest is grass. Both areas are alarmed. We move your vans in and out as needed (they are safer in storage than on the park when not in use).

To use your van on the park, please give us two days notice i.e. Wednesday for Friday. If you just want to store your van and use it on other parks we do not mind however we still need notice of your intentions.

If you know when you will be using your van tell us and we can forward date your occupations in our diary.

Security on your vans will be dependent on the insurance company you may wish to use.

Access Statement for Kings Down Tail Caravan and Camping Park

Introduction Our aim is to ensure all our visitors enjoy their stay on our park, and that they are made to feel safe, secure and welcome.

We are always on hand to assist in any way we can.

The aim of this access statement is to inform a prospective visitor to our park of our surroundings and facilities within the park.

Our current facilities are as follows Pre Arrival Our park consists of 102 touring pitches which are suitable for touring caravans, moterhomes, trailer tents and tents all of our pitches are level.

We have a website that contains comprehensive up to date information on the park.

We may be contacted by telephone, email, or by fax.

Arrival to our park The entrance to our park leads directly off the main A3052; this makes access to the park simple and straight forward as guests do not have to travel down any “Devon lanes”.

Within the park signage directs guest arrivals to our shop and reception building which has a level parking area in front of it.

The shop and reception building has ramped access for our wheelchair guests and the doors leading in and out are the suitable width for wheelchairs, (835mm). Within the building there is ample space for wheelchairs and the counter has a lowered top.

The resident owners are always on hand to offer assistance if required.

Once registered our guests are advised of their assigned pitch and shown to it. However we do not operate numbered pitches so guests are usually free to choose from the available pitches, (this may not be possible in peak periods such as Sidmouth folk festival and bank holidays as we receive bookings of multiple units who wish to be together, which we do our best to accommodate for).

Parking is within guest pitches.

All our facilities within the park are clearly singed with green sings with large white lettering.

Public Areas The road within the park is level tarmac cleat-ways; these roads have a speed limit of 15mph which is clearly indicated by signs at the park entrance.

We have a level tent field which is in use for the month of August; this field is accessed from the main park via stone cleat- ways which lead through a gateway into the field.

Laundry Room Our laundry room is situated between the female and male shower facilities at the bottom end of the park.

We regret that the laundry room dose not have disabled access as it is accessed via a flight of 3 steps.

Within the laundry room the floor is level with a non-slip surface.

Facilities within the laundry room include, a front loading washing machine, a gas operated tumble dryer, there is also a small spin dryer.

Other facilities include an ironing board which is height adjustable and 3 deep sinks for hand washing each of which is 87cm high.

Toilet - shower block - ladies The ladies showers are situated a short distance from the park entrance at the lower end of a range of buildings and past both the gents’ showers and laundry room.

Access is via a flight of steps leading to a single door. (81cm wide)

The floor within the ladies shower facilities is level and has a tiled surface. Around the shower area there is non slip matting.

Facilities within the ladies showers include 4 toilets and 5 shower cubicles. There are 3 washbasins in a communal area.

The toilet cubicles are 165cm deep with a door opening of 73cm the cubical floors are tiled.

The shower cubicles have a slip resistant tiled floor and an inward opening door. Each cubical has an average length of 187cm and an average width of 84cm.there is a step up of 16.50cm into each cubical.

The Showers are free of charge.

2 hair dryers (require 20 pence pieces for meter) – 145cm 5 head and shoulders only mirrors – 135cm Warm air hand dryer – 107cm Slatted bench in the communal area Toilet - shower block- gents The other side of the block to the ladies showers and separated from them by the laundry room is the gents toilet and shower facilities.

Access is via 2 steps leading to a single part glazed door 77cm wide and an inner door

The floor within the gents shower facilities is level and has a tiled surface. Around the shower area there is non slip matting.

Facilities within the gents showers include, 3 urinal bowls two of which are 65cm from the floor and one of which is 55cm from the floor. 2 toilets and 5 shower cubicles, 2 washbasins.

The toilet cubicles are 150cm deep with a door opening of 74cm and 66 cm the cubical floors are tiled.

The shower cubicles have a slip resistant tiled floor and an inward opening door. Each cubical has an average length of 182cm and an average width of 88cm.

The Showers are free of charge.

Access is via a ramp.

Entry to this facility is via a key which can be obtained from reception with a returnable deposit of £5.00.

Outdoor facilities We have a partially fenced grass surfaced children’s play area with swings a slide and a climbing frame.

There is seating within the park consisting of a picnic bench.

We have a grass lane to the north of the park which is available for dog exercising. The lane is accessed via a small gap below the entrance to the ladies showers.

Touring pitches Of the 102 pitches 80 have 10amp electric hook up points, 61 of these are hard standing.

The remainder of the pitches are grass either with a 10amp electric point, or basic (without electric)

There are 9 water points and 2 waste water points situated at intervals around the park. All the water on the park is suitable for drinking.

There is a chemical disposal point located to the right of the washing up facility extension which is attached to the central toilet block.

There are 2 refuse disposal points 1 each end of the park which contain general refuse bins and recycling for paper and glass.

There are 3 fire points within 50 meters of any of the pitches.

Pitches are principally allocated on arrival. Particular preferences can be taken in to account.

Grounds The park is approximately 5 acres.

There is some tree and shrub planting to break up the area of the park.

The park is sheltered by mature trees.

Dogs must be kept on a lead at all times, except when on the dog run.
